Why Flagstone Shifts
London's clay soil expands when wet and shrinks when dry. Over winter, frost heave pushes stones up. When the ground thaws, they don't always settle back perfectly. This leads to "toe-stubbers"—uneven edges that are dangerous and unsightly.
The Re-leveling Process
We don't just shove more dirt under the stone. Proper re-leveling involves:
- Lifting the affected stones.
- Excavating the failed base material.
- Adding limestone screenings or High Performance Bedding (HPB).
- Compacting the base to prevent future movement.
- Resetting the stone flush with its neighbors.
Joint Maintenance: Mortar vs. Polymeric Sand
The material between your stones matters:
- Polymeric Sand: Flexible and weed-resistant. Best for dry-laid patios. Needs topping up every 2-3 years.
- Mortar: rigid and classic. Best for wet-laid porches on concrete bases. Cracks need grinding and repointing.
